This large stone-built casale has been beautifully and completely restored (between 1997 and 2000) maintaining all the original features; beamed ceilings, cotto floors, brick arches, etc. It provides very flexible accommodation for the owners as parts can be shut off to provide separate guest accommodation.
On this floor is a huge lounge dining room with brick arches. Leading off from this is a kitchen. Stairs lead up from the lounge to the first floor. Under the loggia is a room used for storing sensitive bushes in winter and a door leads on into the caretaker's flat. To the rear with separate accesses are a workshop, laundry room and cantina.
The first floor is reached either by internal staircase or by one of two external stone staircases. The front staircase leads up to a covered loggia with picture window and on into a very pleasant living room with open fireplace. To the rear of this steps lead up to the main kitchen. To one side of the living room steps lead up into a hallway with the master bedroom and bathroom off from either side. On from this are three large guest bedrooms, all with lake views, and two bathroom.
The annexe lies in front and slightly below the main house and provides guest apartments and a glorious painting studio with a complete view of Lake Trasimeno and its three islands.
Entrance doors lead into a large and well appointed kitchen/dining room. From the kitchen a few steps lead up to a hallway and off from this is a bathroom, two double bedrooms and a study.
External steps lead up to the first floor of the annexe and into a spacious studio, currently used by the owner as an art studio. To the front is a large picture window with pulley system to enable the window to be swung up and give a completely unhindered view of the lake.
Mains electricity. Two wells. Gas heating from gas storage tank. Two septic tanks.
