Location

The house is situated in the Tiber Valley, near the village of Papiano, between Marsciano 9.5km - 12 min.  Perugia 26km - 32 min.  Times and distances by ViaMichelin.  Excellent access to the E45 superstrada, just five minutes away across the valley.

Accommodation

The house is on two levels with the traditional stalls and stables on the ground floor.  The first floor of the main house is habitable although could do with refreshing.  There is a tobacco tower attached to the house which could be converted into a three storey guest apartment, subject to permission.  There is also a detached barn with stalls on one side which could also be converted if required.  In total there are 500m2 of buildings and it could also create a small complex of holiday apartments, similar to PA751.

ground floor

This floor comprises a series of stalls, stables and cantina.  Adjacent to the tobacco tower is a small room with barbecue.  The next part is charming with beautiful brick arches and beyond that a large stable, all of which could be converted into living accommodation, subject to the usual permissions.

first floor

External stairs lead up to the first floor into a reception room and on into a large farmhouse style kitchen with open fireplace.  A hallway leads off to the bedrooms and bathroom on one side.  To the other side is a large room, yet to be restored which could make a lounge or dining room.  There is also a small apartment of three large rooms with independent access from the top of the external staircase, ideal for guests or a housekeeper.

Land

The land is level and comprises an arable field with a young and well-tended vineyard of six rows of vines with about 36 vines in each row.  Plenty of space for a swimming pool.

Access

The house is accessed along a short white road of about 400m in good condition.  A private drive of about 200m leads to the house.  There is a large parking area adjacent to the house.

View

The view is exceptional.  Although the property sits on the plain in the Tiber Valley there are panoramic views over fields and vineyards all around to the hills and mountains.
