The property is built into the ancient castle walls of Fratta Todina, which is between Marsciano and Todi in the Tiber Valley.
This is a three-storey house in structurally sound condition but needing refreshing and installation of heating, plumbing and electrical systems. The roof has already been restored. We have a local builder in the village who is prepared to do the work and has quoted us a figure of 90,000 euros to do the systems, floors and create a large living room from two bedrooms. He is is the same builder who has restored PD858 The Doctor's House in Fratta Todina.
A ground floor entrance door leads off the street into a large cantina with beams and other interesting features. It may be possible to create additional living space here or use it as a recreational room. It already has electricity and water.
A short flight of steps leads up to the first floor terrace and the main entrance of the house. Large living room with open fireplace, beamed ceiling and terracotta floor. Stairs lead up to the second floor. Off these stairs is a small WC with toilet and wash basin.

The view to the front of the house is stunning, looking out over the Tiber Valley and the hills beyond. The side of the house has pleasant views up the street.
