This beautifully designed group of apartments based on the traditional Italian borgo. There are thirteen two-bedroom apartments and five one-bedroom apartments. The architect has built-in many traditional features such as flared walls, niches, copper guttering, and even a tower on one corner. All apartments have traditional beamed ceilings and Sienese cotto floors. The central piazza is reached through three arched passageways and is beautifully terraced and landscaped to provide a wonderful communal space to sit and chat with a glass of wine.
A two-bedroom ground floor apartment with private terrace and garden. The main entrance leads into a large living room with all connections for a kitchen, open fireplace and doors to rear terrace and garden. Two good-sized double bedrooms, each with en suite bathroom comprising toilet, bidet and wash basin. Stairs lead up to the first floor with one double bedroom with Juliet balcony and en suite comprising shower, toilet, bidet and wash basin. Door to covered terrace with view overlooking the central piazza.
All the bathroom sanitary ware and fittings are included.
Each apartment has its own covered terrace for al fresco dining. This apartment also comes with its own small private garden and two terraces, one at the back and one at the front. Just outside the walls of the borgo is a shared swimming pool with a pool house comprising toilets, changing room, shower and sauna. The gardens around the borgo are beautifully landscaped and are communal to all apartment owners and their guests. The maintenance of the gardens, swimming pool and communal areas will be covered by an annual maintenance contract, managed by a condominium professional, to which all owners contribute.
The borgo is accessed along a short driveway from an asphalt road leading to Ripalvella. Each apartment has a parking space with further parking for guests.
The view from the borgo is spectacular, looking out over the Tiber Valley to the hills and mountains beyond and taking in several hilltop towns including nearby Ripalvella and Monte Castello di Vibio a little further away to the right. There is even a viewing terrace just outside the borgo overlooking this superb view.

This is a very exciting project which we have been involved in from the very beginning, advising the architect based on our experience of what our clients have been asking for. The prices are sensible and letting potential high, especially with Perugia airport which has now gone to an international status. Year round use has been provided for with the installation of central heating, double glazing, insulation, and the addition of a sauna in the pool house. With property prices continually rising buying into a managed borgo such as this is a great way of having a holiday home in Italy without all the worry and expense. The properties are being marketed to Italians as well as foreigners so expect an eclectic mix of neighbours!
