Location

The house sits on a small promontory just outside the small village of Crocicchio, near Gualdo Tadino.

Accommodation

Three floors based on a medieval tower dating back to the 14th century.  There is a huge arched room beneath the house which could be incorporated into the house to provide a garden kitchen and dining terrace.

ground floor

A large dining portico runs along part of the front of the house.  From this the main entrance leads into a large hallway with stairs up to the first floor.  Huge lounge with picture window and doors to portico.  Fully fitted kitchen dining room with fireplace and larder.  Bathroom comprising bath, shower, toilet, bidet and wash basin.  Two further rooms that could be used as a dining room and a study.

first floor

Three double bedrooms and a huge master bedroom.  Two bathrooms comprising bath, shower, toilet, bidet and wash basin.  Stairs lead up from the landing to the second floor.

second floor

Large studio 6.1m x 7.5m with picture window.

Land

The house is surrounded by 3,500m2 of gardens.  There is a 2.2 hectares of land beyond that and a further 4,000m2 of woods.

There is a large annex of 168m2 currently used as storage and garaging which could be converted into guest accommodation if required or used for a variety of activities.

Access

The house is accessed along a white road in excellent condition which winds past the lake below the house and up to the entrance gates.  There is plenty of parking adjacent to the house with access to garages for up to three cars.

View

The view is quite simply one of the best we have seen.

Our Opinion

One of the best locations we have seen.

Don't be put off by...

The number of pictures we took of the front of the house.
