Location

The cottage sits on a hill just outside San Sabino.  There are shops and a bar within 2km at Borgo Cerreto.  Main services at Spoleto.

Accommodation

A stone cottage on two levels in almost perfect condition.  It has three/four bedrooms.  The windows are fitted with fly screens and security grilles.

ground floor

The main entrance door leads into a small hallway with hardwood stairs up to the first.  To the right is a fully fitted kitchen by Franke, leading on through an archway to the dining area and lounge with open fireplace and doors to the dining terrace.  A door leads on from the dining room to a lovely glazed veranda.From the sitting area by the open stone feature fireplace is a door to a guest bedroom and bathroom.  To the left of the stairs is a room that could be used as an extra bedroom or study, again with door to outside.

first floor

Stairs lead up to the first floor with two charming double bedrooms and a bathroom comprising large shower, toilet, bidet and wash basin.  All have wooden, planked,polished floors and beamed ceilings.

Land

The beautiful gardens surround the house with lighting and automatic irrigation system.  There are fruit trees, hedges and pathways and part of the land is wooded.  Summer house, greenhouse, wood store and barbecue.

Access

The property is accessed along a short white road in good condition which leads to one other house just below the cottage.  There is plenty of parking adjacent to the cottage.

View

The views are wonderful, looking out over a beautiful valley to the hilltop borgo of Cerreto.

Mains electricity.  Mains water.  Underground gas storage tank supplying hot water and central heating system supplemented by open fire place.  Septic tank drainage.

Our Opinion

We were very impatient to put this property on the website.  It's one of those where we say 'I could live here!'.

Our suggestion for improvement...

Well, the only thing we could think of is a swimming pool.

Don't be put off by...

ummmmm....the name.  You could change it if you like.
