In my view it important to understand your market. People who come to Umbria for a holiday usually have children who have grown up and left home. They have done the beach thing, Center Parks, Disneyland, and now want to enjoy a bit of culture with good food, beautiful scenery, interesting places to visit, and of course sunshine. So, they tend to be in their 50s or 60s and either travel as a couple or pair up with another couple. Therefore two double bedrooms is the ideal. A couple on their own won't mind having one room empty but with two empty they will feel they are paying for too much space. Three couples don't normally travel together. There is more likelihood of friction and it will mean two cars, and car hire is quite expensive.
Your property will benefit from having a garden or terrace for dining outside, although for people wanting to explore Umbria this is not hugely important. Proximity to a bar and restaurant is a bonus. They will want to go out first thing in the morning to visit places such as Assisi, Spoleto, Gubbio, etc. then come back to get ready to go out to enjoy one of the many restaurants in the area. A pool is great if you have space for one but the maintenance unless you are on site can be prohibitive. A jacuzzi can be a viable alternative, being cheaper to buy and run, usable all year round, take up less space, and not need permission to install.
