Agent's fees
In Italy both the buyer and the seller pay a fee to the estate agents at a statutory rate of 3% of the purchase price. Agents are free to charge more and we know some charge 4%, 5%, or even as much as 6%. The agents that we work with allow us to have the commission that you would normally pay to them enabling us to help you at no greater cost than if you went directly to them. This also means we are representing you, and you pay this fee directly to us, at 3% (minimum 3,000 euros), and the agent is working for the seller and is being paid by him, which is a much better proposition! The fee is due at the time of the compromesso (deposit stage) as most of the work has already been done by then and the final contract is really only a formality to complete the sale on the house. We do, however, guarantee that we work for you until the final contract is signed, and if you wish, beyond!
