Public notaries are much more common here in Italy and are effectively government officials. Their fees are usually about 2-3% of the declared purchase price of the property although there is usually a minimum fee charged and the charges vary between different notaries. It is not normally possible to know what the exact charge the notary will levy until after the contract is signed. This is because the final contract may take longer than expected through no fault of the notary, if your plane is late for example. The notary will present his/her bill immediately after the signing of the final contract for immediate payment, so make sure you have enough money in your account to cover it.The fees include all searches, stamps and registration fees of the documents.The proper copy is attached to your deeds, which are normally availble after 5-6 weeks.
