Agricultural land

By law, any neighbour who is officially farming agricultural land adjacent to a property that is for sale which also has farmland, has first right to buy the property at the value registered in the deeds. This is called 'diritto di prelazione'.  He is officially informed (by registered letter with return receipt)) by the notary after the signing of the Compromesso about the intended sale and then has 30 days to make up his mind whether to buy the property at the stated price in the Compromessso.  If he does not respond within the 30 days he automatically loses his right to buy.  He can, of course, go in to the notary straightaway and sign a renuncia of his right, but that costs him time and rarely happens!
