La Porta Verde also offers advice and services in a whole range of specialized areas such as finding good translators and interpreters, applying for a mortgage in Italy, having a technical report written by a geometra, building a swimming pool, applying for building permits, complete building or restoration assistance. These services are detailed below (all amounts are exclusive of VAT):
In most cases it is mandatory that official documents (buying act, mortgage act) are translated and interpreted into the language of the purchaser. We provide a recognized translator/interpreter and the cost of this is about €300 for the final contract at the notary’s office, payable directly to the translation agency at the time of the final contract.
If you need a mortgage we can recommend certain Italian credit institutions as a provider and make an application on your behalf. This includes talks with the bank, short translation of the documents, email correspondence between bank and client. The fee for this is €1,000 excluding the valuer's fee for the bank, which is chargeable separately.
We can provide a General Technical Report written by a recognized geometra, on the state of a building together with an estimate of maximum and minimum restoration costs. The fee for this is €120 which must be paid in advance. Click here to see an example of this report.
We know how difficult it can be to find a reliable builder and plough through the bureaucracy in Italy, especially when you can't speak the language! We can find you a suitable geometra (or engineer or architect), who will arrange the application of the building permit, present the specifications to different builders and obtain the best price. We can provide someone for you when dealing with builders and suppliers, even making staged payments through an official proxy. The geometra will normally provide email updates on the building, consultation between builder and owner, weekly reports with digital pictures taken on the progress.
