Getting a Building Report or Survey
When buying a property in Italy you may want peace of mind that what you are buying is in reasonable condition and an idea of what the cost of any work might be. Besides doing it yourself there are two ways of doing this.
We have several highly experienced
geometra and a building engineer who can provide two types of survey for your potential purchase, in English. It is important to remember that you cannot make an offer 'subject to survey', as is common in other countries. It is necessary to get the survey first and then make the offer. This way, if there is work needed you are in a better position to negotiate the price anyway.
One of the most important issues when buying a property is what sort of condition it really is in, especially one that needs any kind of restoring and how much it will cost to restore. On request we can provide a
General Technical Report on the structural condition of buildings, with relevant photos to illustrate points if necessary and an estimate of the restoration costs (maximum and minimum). One of
our experts, all highly qualified
geometra, visits the property, inspects it, then provides a written report which is translated into English*. The fee for this is a modest €150 (to be paid in advance). The reason this fee is low is because a
geometra will be needed to get the permission, oversee the work and sign it off as completed to meet the regulations and there will be a charge for this. It will obviously be better to use him as he will have to stand by his assessment and estimate of the cost.
We have a building engineer who can provide you with a Full Structural Survey. The price varies according to the size, type, and condition of the property but is generally about 1,500 euros for an average-sized house including translation into English*.
